Buyer's Inspection
Atlanta Buyer's Inspection
This inspection is done for a home buyer who is looking to purchase a home. It is usually done during the inspection contingency based from the real estate guidelines from purchasing a home, and the inspector is looking for safety, function, mechanical, and structure of the house. A buyer's inspection is your best choice and could save you thousands of dollars after you move in.
A home inspection is a limited, non-invasive examination of the condition of a home, often in connection with the sale of that home. A report is given to the buyer and their agent of the findings of the house.
Southern Home Inspection Services has been providing services to Atlanta Home Inspections since 1997.

Builder's 1-Year Warranty Inspection Coming Soon!
Atlanta New Construction Warranty Inspection
Have you recently had a new home built?
If so, take advantage of our new construction warranty inspection service we offer to new construction homeowners. Most builders offer a new construction one-year warranty, which covers many aspects of repair and replacement throughout the house.
Now more than ever, homeowners of new construction properties are taking advantage of having a professional home inspection to assist in discovering unforeseen problems affecting their home.
We understand it is typical for various items within your home to change over a year. Whether it is a structural, mechanical, or cosmetic issue, it is common for them to develop in a recently built home.
We will work with you to determine whether any of these warranted issues have developed. In turn, a comprehensive, easy-to-read report detailing my findings is prepared for you to provide to your builder the day of your final walk-through inspection. It is then typically the builder's responsibility to ensure that the items needing remedy will be dealt with appropriately.
Another reason to have a new construction warranty inspection is to receive necessary home maintenance and cost-saving tips regarding various systems throughout the home. Learning how to apply these techniques is essential and can help minimize future problems or costly repairs.
When you consider the investment you have made in your new home, a professional home inspection is a relatively inexpensive safeguard. We believe your investment in a new construction one-year home warranty inspection will prove to be of significant value.

Radon Testing
Radon is a radioactive gas. Every home should have an Atlanta radon test done to know the radon levels.
Each year, it is responsible for more deaths than brain cancer, melanoma, or bone cancer. People in every state and every country on the globe are exposed to it, usually in their own homes.
And while there are daily news reports about the quality of drinking water and warnings of pesticides in food, few people know about the simple, yet effective ways to protect themselves from radon, the second-leading cause of lung cancer deaths in the United States.
Radon Gas is naturally produced during the breakdown of uranium in soil, rock, and water. You can't see radon. You can't smell radon, and you can't taste radon. Unlike carbon monoxide and many other home pollutants, radon's adverse health effect, lung cancer, is usually not produced immediately. Thus, you may be exposed to radon for many years without ever suspecting its presence in your home.
The USEPA action level for radon is 4.0 picocuries per liter of air (pCi/L).The risk of developing lung cancer at 4.0 pCi/L is estimated at seven lung cancer deaths per 1000 persons. That is why USEPA and IEMA recommend reducing your radon level if the concentration is 4.0 pCi/L or more.
While scientists can estimate the estimated lung cancer deaths per 1000 people, no single individual's risk can be determined. Testing is relatively inexpensive, easy, and it is the only way to know whether you are at risk.
At Southern Home Inspection Services, radon inspections can be performed as a stand-alone test or in conjunction with any other inspections we offer.
